This small but very practical double-storey addition to an existing residence in Newtown, Geelong, provided the owners with a versatile undercover entertaining space featuring a built-in outdoor ground-floor kitchen and mudroom. The first floor includes a bedroom, ensuite, and retreat room, all overlooking the manicured gardens.

The engineering challenge was to design the structure over an existing easement and sewer asset while ensuring that the two separate footings were joined to prevent differential footing movement and potential damage to the building. Barwon Water issued build-over consent with strict guidelines on allowable distances to their existing assets. These guidelines were fully complied with while designing a footing system that provided structural continuity while still allowing access to the assets for maintenance or repairs if required.

The established garden is sure to frame the extension beautifully, integrating it into the natural surroundings to create an inviting entertaining space with a peaceful retreat upstairs.
